Macro’s Nisan Gertz Moderates Panel Discussion on National Healthcare Expansion & Innovation

Macro Senior Partner Nisan Gertz moderated a panel discussion of construction and design professionals at Bisnow’s National Healthcare Conference in Philadelphia.

Nisan Gertz moderates panel during the Bisnow National Healthcare Conference

Gertz pointed out that healthcare real estate makes up about 8% to 10% of all the money spent on commercial real estate in the US – a figure that underscores the importance of the industry to the national economy.

The spirited conversation then centered on the issues and challenges of how to design to and meet the needs of newly identified patient/customers, who need to be recruited and retained, as opposed to treated and released.  This, the group agreed, puts more pressure on the design elements of their buildings than ever before.

With the stakes so high and guidance in short supply, designers are looking more to retail for inspiration, just like developers. Retail is adjusting to the changing customer base, and so must healthcare.  One of the bigger weapons retailers have in understanding their clients is the emerging revolution in data, and healthcare builders and designers need to follow suit.

Additional speakers and panelists represented companies including Anchor Health Properties; Cooper Robertson; Crow Company; DPR Construction; EwingCole; The Davis Group; Healthcare Development; HFF; Jersey City Medical Center; NBBJ; Nemours/Alfred I. duPont Hospital for Children; Physicians Simone Virtua Health System; Realty Trust; Trammell WomenHeart: The National Coalition for Women with Heart Disease; Transwestern VMG Health; Revista; and Welltower

Macro’s Bill Van Horn Discusses “Retailization” of Healthcare

Macro Director, Project Management Bill Van Horn was a featured panelist at yesterday’s New Jersey Healthcare Expansion Forum, held at the Metropolitan Room at the Newark Club.

Bill Van Horn (second from left) responds to a question at yesterday’s NJ Healthcare Expansion Forum. Also pictured are (l to r): Bill Colgan, Community Healthcare Associates; Fady Barmada, Array Advisors; Kenneth Rosen, Lowenstein Sandler.

Bill addressed specific challenges healthcare clients are facing, pertaining specifically to the current shift in reimbursement models from fee-for-service (or “sick care”) to managed population health (or “wellness care”).

“It’s like driving a car and overhauling the engine at the same time,” explained Bill to attendees.  “With this model, our healthcare clients receive a fixed amount of money per year for managing a given condition – diabetes, for instance. They are under enormous pressure to mitigate the risk of having to provide expensive treatments by capturing the widest pool of patients possible and keeping them well. This makes speed-to-market imperative, with facilities that provide the lowest cost environment for any given treatment.”

Along with Macro, other panelists include senior real estate executives from Community Healthcare Associates and Array Advisors. Additional panelists include industry leaders from Walgreens, Atkins Companies, Cooper University Hospital, Rendina Healthcare Real Estate, and Dewberry.

Macro Celebrates Philadelphia as a World Heritage City

Macro Consultants was on-hand yesterday as a proud attendee and sponsor as the City of Philadelphia and the Global Philadelphia Association (GPA) commemorated Solidarity Day of World Heritage Cities in front of 450 representatives from city and state government. During the event, John Smith, Board Chair of GPA, presented the GPA’s World Heritage Strategic Plan. The goals include:

  • Promoting preservation and appreciation of Philadelphia’s geographical, historical and cultural heritage through the World Heritage City designation and continued education;
  • Providing a powerful economic and cultural stimulus to the region; and
  • Inspiring citizens and residents to feel pride in their World Heritage City.

In November 2015, Philadelphia was named a World Heritage City, the first in the United States.  There are two requirements for this status. First, the city must have within its boundaries a location that has been found by the United Nations Educational, Scientific, and Cultural Organization (UNESCO) to have “outstanding universal value” – a standard met by Independence Hall.  Second, Philadelphia also needed to become a full member of the Organization of World Heritage Cities (OWHC), which happened last fall.

Macro Manages Initiative’s New York Transformation to Free Address Work Environment

On Monday November 17, Macro was on-hand to welcome Initiative’s 475 employees as they first laid eyes on their new 95,000 square foot workspace.  A truly cutting edge environment, with not one office (even for the CEO), the space features several “neighborhoods” and many meeting rooms of various sizes, for employees to congregate and work in teams as necessary. With 331 traditional work seats, 94 alternative spots and 466 collaborative spots, the new Initiative space marks parent company IPG Mediabrands’ first significant foray into a free address approach, where no seats are assigned and there is 100% wifi coverage. (Employees are assigned lockers where laptops can be placed at the end of each day.)

The project, managed by Macro, was completed well-below budget and well-ahead of schedule, even after moving up the target move-in date twice.  Services provided include Owner’s Representation, Project Management, Design & Construction Oversight, and Furniture and Technology Coordination.

Three additional areas of interest in Initiative’s New York space include a café completely integrated with the surrounding work areas, a “grandstand” area for employees to hang out in and look out on Herald Square, and four client lounges for clients to work side-by-side with their creative teams.

Initiative Chief Investment Officer Kris Magel, in a video featuring the New York office renovation, called out for specific mention the Beer Garden, featuring client MillerCoors products on tap, postulating that the desk-less environment helps employees enjoy work even more.

The New York Initiative office has been nominated for an IFMA Workplace Innovation Award.

During his pre-opening tour of the new space, Initiative CEO Peter Mears was ebullient.  “I’ve never seen anything like this.  This is the ‘new new’ and I’m not sure how anyone could ever go back to working any other way.”
